50-Year Mortgages Won’t Help Affordability in Colorado Springs

October 19, 2026 - Rob Thompson, Realtor

With rates up and affordability stretched, there is a new idea making the rounds: the 50-year mortgage, pitched as a way to make homes affordable again by stretching the loan out two more decades. It sounds reasonable. On the median Colorado Springs home, the numbers say it does almost nothing for affordability, and it costs you dearly. Here is the honest math, now that we can even count the buyers it would and would not help.

The payment barely moves

On the median Colorado Springs home, around $460,000, stretching a loan from 30 years to 50 at the same rate lowers the monthly payment from about $3,200 to about $2,950. That is roughly $250 a month, or 8 percent, for 20 extra years of payments.

The reason it moves so little is simple. At today's rate near 7.4 percent, almost your entire payment is interest, not principal. The interest-only cost on this loan is about $2,850 a month, and no term, 30 years or 50 or 100, can push the payment below that floor. A 50-year loan just shoves you up against it. You pay two more decades to shave off a couple hundred dollars.

In buyers, the help evaporates once you price it honestly

We can translate that directly into demand. If a 50-year loan priced at the same rate as a 30-year, that $250 of payment relief would bring back roughly 1,000 Colorado Springs buyers, about what a full point of rate cut does. That sounds like something.

But a 50-year loan would not price the same. It is a longer, non-standard product with no established secondary market, so it would carry a higher rate, realistically half a point to three quarters more. Once you account for that, the benefit collapses:

+0+250+500+750+1,000+989Same rate (7.4%)+346Likely rate (+0.5, 7.9%)+22Higher premium (+0.75, 8.15%)
Extra Colorado Springs buyers a 50-year mortgage adds versus a 30-year, by how much higher the 50-year rate prices.

At a half-point premium, the 50-year adds only about 350 buyers, less than a half-point rate cut would do on a normal 30-year loan. At three quarters of a point, it adds about 20. In other words, once you price it the way the market actually would, a 50-year mortgage does essentially nothing for how many people can buy here.

And it costs a fortune

For that non-existent benefit, you pay an enormous amount. On the median home, a 50-year loan runs up about $1.16 million in lifetime interest versus roughly $618,000 on a 30-year. That is about $539,000 more, per house, handed to the lender. And you build ownership at a crawl: after five years on a 50-year loan you have paid down almost no principal, so you spend years essentially renting from the bank with none of the equity that makes owning worth it.

The bottom line

A 50-year mortgage treats the symptom, the monthly payment, and barely even does that, while making the disease, the total cost and the slow build of equity, far worse. It is financial engineering dressed up as affordability. If the goal is to get more Colorado Springs families into homes, the honest levers are the real ones: lower rates and prices that reflect local incomes. A simple half-point drop on a normal 30-year loan would help more buyers than a 50-year term, without saddling any of them with half a million dollars in extra interest. You can see exactly how many on the Rate Impact tool.

Method: payments assume the median Colorado Springs home with standard financing, 10 percent down, local taxes and insurance, at the latest reported 30-year rate. Buyer counts come from fitting 20 years of local sales to housing affordability, holding today's price and income fixed; they are directional estimates of rate sensitivity, not forecasts. Lifetime interest and the rate premium on a 50-year product are illustrative. Sources: El Paso County and ELEVATE MLS records, Census ACS income.
