Twenty years is a full market cycle, so it includes both the 2008 downturn and the 2020 to 2022 surge; the since-1996, 10-year, and recent 5-year figures are one tap away. Median sale-price growth reflects what is selling (mix), not a repeat-sales index, so treat it as a planning figure and remember the path has not been smooth. Rate is the latest reported 30-year average; rent is the trailing-12-month median asking rent from closed MLS leases; the seller-concession default is the current average concession dollar amount from closed sales.
