Methodology. The share of active residential listings (land excluded) whose current list price is below their original list price, computed live from the Pikes Peak MLS and updated through the day. The typical cut is the median reduction among those homes. This counts a listing once no matter how many times it has cut, and does not capture homes relisted at a lower price under a new MLS number, so true seller pressure is somewhat higher than shown.
