In this market, closing costs are negotiable in the most literal sense: 63% of recent closings included a seller concession, typically around $10,000, and buyer closing costs are exactly what those concessions usually cover. A buyer who budgets 2-3% and then negotiates a concession frequently walks into closing owing far less than the estimate. The seller's bill is fewer lines and bigger numbers: agent compensation (negotiable, commonly estimated around 5.5% total), the owner's title policy (Colorado custom puts it on the seller, roughly 0.5%), any negotiated concession (about 2% of price when paid), prorated taxes, and payoff of the existing loan.
