This is a military market. In the second quarter of 2026, 1,173 of the region's 4,020 closings were VA loans: 29.2%, nearly one in three. Whatever you have heard about VA offers being second-class, the data says VA buyers are not visitors here. They are the market.
On the median VA purchase ($477,500) at today's rate, zero down means a principal and interest payment of about $2,999/month, roughly $3,456 with taxes and insurance. Zero down does not mean zero cost: the VA funding fee runs 2.15% on first use (about $10,266 at the median, usually financed into the loan), and you will still want earnest money. The local median earnest deposit on a VA deal is $5,000, and it comes back to you at closing as a credit.
Here is where the concession data earns its keep: the typical VA buyer's concession ($11,535) is bigger than the typical funding fee. Negotiated well, the seller's contribution can cover your funding fee or buy your rate down. Three out of four VA buyers got that contribution last quarter. Ask.
"VA offers are weaker." A seller who screens out VA offers screens out a third of the buyer pool in this market. That is not caution, it is a 33% haircut on demand. "VA appraisals kill deals." VA appraisals enforce minimum property standards, which mostly matters for homes with real condition problems. On a well-maintained home the difference is paperwork, not peril. If you are a VA buyer hearing hesitation, your agent's job is to make this data part of the offer conversation.
VA loans are assumable, and right now this region has 248 active listings flagged with assumable VA loans, many carrying rates from the 2-4% era. The honest catch: you assume the loan, not the equity. The median gap between list price and loan balance on these listings is about $70,000, which is cash you bring or finance separately.
